<h1>South Bend real estate firm turns to AI as housing and talent strategies evolve</h1>

<p>SOUTH BEND, Ind. - South Bend's real estate market is getting a high-tech boost. Local firms are increasingly turning to artificial intelligence to speed up transactions, train agents and connect buyers with homes—tools that are helping the region not just move property but also attract and retain workers.</p>
<p>At real estate firm Cressy & Everett, co-owner John De Souza said his background in consulting and technology positioned him to lead the firm's internal AI rollout.</p>
<p>"AI is coming to our space very strongly, so we're trying to make the most of it. We built our own AI tool and we've had it for about a year," he said. "It helps our agents with their writing. It helps them answer some tricky questions about negotiations, and it also helps them practice."</p>
<p>De Souza explains how his firm is applying AI to internal processes.</p>
<p>The firm also runs a "Preferred Realtor Program" in partnership with the University of Notre Dame. The program connects potential faculty and staff recruits with agents trained to showcase the region's housing and lifestyle options.</p>
<p>"We have a very specific group of agents who have been trained to be part of this group to provide a service," De Souza said. "They know how to be good ambassadors to the community, and they can present a really positive, accurate image of what it's like to be in the area."</p>
<p>Housing in the South Bend–Elkhart region remains relatively affordable compared with national averages, but demand is high and inventory moves quickly. Zillow reports the average home value in South Bend at about $185,239 in September 2025, up 4.2% year-over-year, with median days to pending at just 15.</p>
<p>"Our market is very affordable, compared to the coasts where home prices are higher than they are here. However, our salaries are also lower," De Souza said. "Because affordability is difficult, sometimes renters can even be resentful that they'll never be a homebuyer."</p>
<p>These local shifts reflect wider regional priorities. The South Bend–Elkhart region is working to retain college graduates and attract remote and hybrid workers, with housing seen as a key lever. According to a forecast by the Indiana Business Research Center, home prices in the area are projected to increase by up to 3% in 2025 as supply grows and more new-home construction comes online.</p>
<p>Especially for first-time buyers, De Souza advised that connecting with a realtor early can give them access to deals that do not even make it online. He noted that fast-moving inventory at attractive price points can vanish in 24 to 48 hours.</p>
<p>"Most first-time buyers might Google how to buy a house or they may watch a TV show that tells them how to buy a house," he said. "But they really need to be talking to folks if they're going to get a mortgage, which most first-time buyers will."</p>
<p>Mortgage rates are another deterrent in the current housing market, which De Souza described as a "seller's market." He explained that the current interest rate climate is likely to be the norm going forward.</p>
<p>"The problem is that we have folks who remember the 3% rates," De Souza said. "We refer to those times as the unicorn years. They came once and they're never coming again. Six percent is not the cheapest, but it's not horrible either."</p>
<p>AI adoption is not limited to residential sales. On the commercial side, developers and asset managers are using AI to scan portfolios, assess risk and automate reporting, speeding up decisions in a competitive market. Michael O'Malley, executive director of the Fitzgerald Institute for Real Estate at Notre Dame, said firms that embrace AI gain a strategic edge.</p>
<p>"The prevalence of AI is real and it's here right now. If you don't have AI skills, you're ultimately just going to become much less efficient than your peers or your competitors," O'Malley said. "Folks that can truly utilize it are going to be able to analyze more information, go deeper in their analysis and utilize artificial intelligence to get more confidence in investment decisions."</p>
<p>While AI can significantly streamline tasks that involve large amounts of data, O'Malley also highlighted how AI can improve marketing and client interactions.</p>
<p>"Often in real estate, you have one seller but dozens or hundreds of potential buyers," he said. "You're answering the same questions over and over. Having AI that anticipates questions and learns from previous answers can make everyone more efficient."</p>
<p>He also noted that AI is only as reliable as the prompts and data it receives and cautioned that AI is not foolproof and carries risks.</p>
<p>"If you're using an Open AI system like ChatGPT, anything you put in there is public," he emphasized. "People need to be careful not to put private information out into the public."</p>
<p>O'Malley recounted instances where users relied on AI to answer questions automatically and received incorrect or misleading information.</p>
<p>"AI can make you much more efficient," he said. "But you have to double-check that it's pulling from the right sources and giving accurate information for the property, market or subject you're researching."</p>
<p>Several local initiatives are underway to address workforce housing needs and leverage technology in real estate. The Elkhart Board of Realtors plans to introduce AI tools within its MLS system to support agents, while developers and firms continue to explore AI-enhanced market analysis and client services.</p>
<p>As South Bend seeks to retain graduates, attract remote workers and expand its housing options, technology and talent strategies are converging in the local real estate market.</p>]]>

<p style="text-align: left;">The housing market keeps sailing along. The only headwind that could take it off course is the lack of inventory for sale. The <em>National Association of Realtors</em> (NAR) reports that there were <a href="https://cdn.nar.realtor/sites/default/files/documents/ehs-02-2021-single-family-only-2021-03-22.pdf">410,000</a> fewer single-family homes for sale this March than in March of 2020. The key to continued success in the residential housing market is for more listings to come on the market. However, many homeowners are concerned that <a href="https://www.keepingcurrentmatters.com/2021/03/04/is-it-a-good-time-to-sell-my-house/">selling</a> their homes could be challenging for several reasons.</p>
<p style="text-align: left;">Recently, <em>Homes.com</em> released the findings of a <a href="https://www.homes.com/blog/2021/04/how-can-sellers-unlock-the-housing-market/">survey</a> that identified these concerns, as well as what it will take for homeowners to feel comfortable selling their houses. Here are the four major homeowner concerns and a quick explanation of what's actually happening in the housing market today.</p>
<h4 style="text-align: left;"><strong>1. Homeowners don't know if they'll be able to secure their next home before selling.</strong></h4>
<p style="text-align: left;">In negotiations, <a href="https://www.keepingcurrentmatters.com/2021/02/24/how-much-leverage-do-todays-house-sellers-have/">leverage</a> is the power that one side may have to influence the other side while moving closer to their negotiating position. A party's leverage is based on the ability to award benefits or eliminate costs on the other side.</p>
<p style="text-align: left;">In today's market, buyers have compelling reasons to purchase a home now:</p>
<ul style="text-align: left;">
<li>To own a home of their own</li>
<li>To buy before prices continue to appreciate</li>
<li>To secure a mortgage at a historically low rate, while they last</li>
</ul>
<p style="text-align: left;"><strong>These buyer needs give the seller tremendous leverage.</strong> Most already realize this leverage enables the homeowner to sell at a good price. However, this leverage may also be used to negotiate time to find their next home. The homeowner could sell their home to the buyer at today's price, which will enable the purchaser to take advantage of current mortgage rates. In return, the buyer might lease the house back to the seller for a pre-determined length of time while the seller finds a new home or has one built.</p>
<p style="text-align: left;">This gives the buyer what they want while also giving the seller what they need. It's a true win-win negotiation.</p>
<h4 style="text-align: left;"><strong>2. Homeowners don't know if their current home will sell for the asking price or top market price.</strong></h4>
<p style="text-align: left;">This is the perfect time to maximize profits while selling a house. NAR just released a <a href="https://www.nar.realtor/blogs/economists-outlook/how-are-buyers-coping-in-a-highly-competitive-housing-market">study</a> showing that <strong>bidding wars are at an all-time high</strong>. The study reveals that when comparing the first quarter of last year to the first quarter of this year, the number of offers on homes for sale doubled from an average of <strong>2.4 to 4.8 offers.</strong></p>
<p style="text-align: left;">Whenever there's a bidding war, the price of the item for sale escalates. <em>Bloomberg</em> recently <a href="https://www.bloomberg.com/news/articles/2021-04-09/home-prices-soar-in-frenzied-u-s-market-drained-of-supply?sref=BRvilyBN">reported</a>:</p>
<blockquote>
<p><em>"For the first time ever, the average U.S. home is selling for above its list price."</em></p>
</blockquote>
<p style="text-align: left;">If a seller is looking for a top-dollar sale, <strong>there's no better time to sell than right now.</strong></p>
<h4 style="text-align: left;"><strong>3. Homeowners don't know if they will get an offer without their home requiring work or updates.</strong></h4>
<p style="text-align: left;">Again, leverage is the greatest strength a seller has in this market. Due to the lack of homes for sale, many buyers are more willing to take on home improvement projects themselves in order to get the home they're after.</p>
<p style="text-align: left;">A recent <a href="https://www.keepingcurrentmatters.com/2021/03/18/to-renovate-or-not-to-renovate-before-you-sell/">post</a> on whether or not to renovate before selling notes:</p>
<blockquote>
<p><em>"It may be wise to let future homeowners remodel the bathroom or the kitchen to make design decisions that are best for their specific taste and lifestyle. As a seller, your dollars and time might be better spent working on small cosmetic updates, like refreshing some paint and power washing the exterior. Instead of over-investing in your home with upgrades that the buyers may change anyway, work with a real estate professional to determine the key projects that will maximize your listing, without overdoing it."</em></p>
</blockquote>
<p style="text-align: left;">If a seller is worried about doing work or updates on their home, they must realize that today's historically low inventory likely renders these projects less critical to the sale of the house.</p>
<h4 style="text-align: left;"><strong>4. Homeowners don't know if they can have a quick closing process.</strong></h4>
<p style="text-align: left;">When speed is important, there are two points sellers should look at:</p>
<ul style="text-align: left;">
<li>The time it takes to find a buyer for the home</li>
<li>The time it takes to close the transaction</li>
</ul>
<p style="text-align: left;">In the latest <a href="https://www.nar.realtor/newsroom/housing-market-reaches-record-high-home-price-and-gains-in-march">Existing Home Sales Report</a>, NAR explains:</p>
<blockquote>
<p><em>"Properties typically remained on the market for 18 days in March, down from 20 days in February and from 29 days in March 2020. Eighty-three percent of the homes sold in March 2021 were on the market for less than a month."</em></p>
</blockquote>
<p style="text-align: left;">Eighteen days is fast, and it's a new record. All-cash sales can usually be closed in thirty days.</p>
<p style="text-align: left;">If a mortgage is necessary, the most recent <a href="https://static.elliemae.com/pdf/origination-insight-reports/ICE_OIR_MAR2021.pdf">Origination Insight Report</a> from <em>Ellie Mae</em> shows:</p>
<blockquote>
<p><em>"Time to close all loans decreased in March. The average time to close a purchase fell to 51 days, down from 53 the month prior."</em></p>
</blockquote>
<p style="text-align: left;">If you're looking for a quick closing process, there's never been a market in which the two-step process (finding a buyer and closing the deal) has taken less time.</p>

<p>With mortgage interest rates hitting <a href="https://www.keepingcurrentmatters.com/2020/11/19/will-mortgage-rates-remain-low-next-year/">record lows</a> so many times recently, some are wondering if we'll see low rates continue throughout 2021, or if they'll start to rise. Recently, <em>Freddie Mac</em> released their quarterly <a href="http://www.freddiemac.com/blog/research_and_analysis/20210125_what_will_2021_bring_for_housing.page">forecast</a>, noting:</p>
<blockquote>
<p><em>"The average 30-year fixed-rate mortgage hit a record low over a dozen times in 2020 and <strong>the low interest rate environment is projected to continue through this year. </strong>We expect interest rates to average below 3% through the end of 2021. While this is a modest rise from 2020 averages, the recent vote by the Federal Reserve to keep interest rates anchored near zero should keep rates low."</em></p>

<p>Even so, it's important to know a few things about the process. Once you learn more, you'll see exactly what you need to do to make things easier.</p>
<p>That can be just what it takes to make your worries evaporate. The truth is, most people learn getting a mortgage is quite a bit easier than they imagined. It just takes some preparation.</p>
<p>These four steps will make it easier:<!--more--></p>

<li><strong>Get the Right Paperwork Together<br></strong>No matter what type of home mortgage you want, you'll need to document income before you can finish your application packet. This almost always requires a month of recent pay stubs from anyone on the loan and the last two years of tax filings. You'll also need at least three months of bank account statements – but collect six months' worth just in case.<br><br></li>
<li><strong>Know the 28/36 Rule<br></strong>The 28/36 Rule is a widely accepted, unofficial principle of mortgage lending.<br><br>It goes like this:<br>• Your monthly mortgage payment should be no more than 28% of your gross income.<br><em>• All</em> monthly bill payments you make should be no more than 36% of gross income.<br><br>This isn't a hard and fast rule, and it doesn't always apply to government-backed mortgage programs such as those for first-time homebuyers. However, it'll give you a sense of how big a mortgage you may qualify for. The sooner you write out a budget, the more you'll know about your situation.<br><br></li>
<li><strong>Get Insight on the Market<br></strong>A good real estate agent is a walking encyclopedia of knowledge on the local market.<br><br>Each real estate market has its own quirks, and some of these can influence how easy it is to obtain mortgage funding. Luckily, you won't have to search high and low to get the facts you need. Simply ask your real estate agent if there's anything special you need to know.<br><br></li>
<li><strong>Start Saving Soon<br></strong>The less debt you have, the better off you'll be when it comes to home financing.<br><br>Ideally, you should start saving for six months to a year before you apply for a mortgage loan. There are two ways you can use any extra funds that will both be beneficial to you:<br>• One, paying down any existing debt, such as credit card debt and car loans.<br>• Two, saving cash so that you can provide a larger down payment on a home.<br><br>Your financial situation dictates the best move for you. For example, paying down old credit debt will relieve you of some money worries and may make it easier to spend on your home.<br><br>In some situations, having a big down payment isn't a priority. However, a down payment will cut the amount of money you have to finance and may even improve your interest rates.<br><br></li>
